Linens and Robes

• Enjoy our luxury robes available for each guest.

• We provide six beach towels for the outdoor shower and pool located underneath the downstairs bathroom sink.

• The upstairs bathroom is equipped with twelve towels, hand towels, washcloths, makeup towels, disposable makeup cloths.

• The sleeper sofa is ready for sleeping. The guest closet in the bedroom has additional pillows and blankets.

Sleeper Sofa and Pack ‘n Play

• Please let us know at time of booking if you wish for the sleeper sofa or pack ‘n play to be set up as a bed before your arrival.

Appliances

• Standard dishwasher: Detergent tablets are stored under the sink. Discreet power buttons are located on the inside of the dishwasher. Turn it off first, then back on. The dishwasher should be set to ‘regular wash’ before it is closed. After that, it runs automatically.

• Stove: Four-burner gas hob provides ample space to cook up a storm. Feel like baking? You’ll find an electric oven underneath the stove.

• Washer/Dryer: Makes it breezy to do your laundry. Detergent is located under the sink.

• Miele Coffee Maker: Here’s a handy tutorial to get you started. Start your day with a perfectly brewed cup of your favorite drink with our complimentary gourmet coffee and creamer pods.

• Toaster: For toasty, warm bread with the perfect crunch.

Heating and Air

• The upstairs unit is controlled by an intuitive Nest thermostat that lets you control temperature settings with ease. In just a few taps on the side of the unit (it’s not a touchscreen), the thermostat understands what you need. Take a look at this tutorial to get started.

• The downstairs unit is controlled by the remote control on the wall near the downstairs bathroom. Please do not remove the remote from the wall as the unit maintains it temperature settings based on the location of the remote.

Television and Bose Soundbar

• Leave your external devices at home because we’ve got you covered.

• All the TVs are equipped with Samsung SmartHub and Apple TV. The Apple TV set to input 1.

• We also provide mainstream streaming services for variety and convenience.

• Enjoy our extensive library of movies and shows on YouTube TV. Kindly do not “uncheck” content in the library as they’ve been carefully configured.

• Do not connect other external devices to the TV to avoid mishaps.

• All of our TVs are connected to a Bose soundbar. Simply grab the Bose remote and press the power button. If necessary press the button on the top right corner on the Bose remote for the optical source.

Blackout Shades

• Control the blinds in the downstairs bathroom, upstairs bathroom, and master bedroom with the Bali remotes mounted to the walls in each of those rooms.

iPod Provided

— Music Stereo via HEOS App

• We use the HEOS app to play music throughout the property’s speakers inside and outside.

• Supports Pandora’s premium features, letting you choose your kind of music.

• If you are not using the exterior speakers please turn them off using the HEOS app.

• The HEOS stereo will power off between 10 PM and 8 AM to help facilitate quiet hours.

• The upper shelf of the wardrobe is equipped with eight towels. In our bathroom sliding cabinet you will find washcloths, makeup cloths, disposable makeup towelettes and more provided for your convenience.

Awning

• Due to the periodic high winds on this property we do not allow opening the awning. The awning must remain closed at all times.

Kitchen Amenities

• Drinking cups for water, coffee, wine, plates, bowls, cooking pot, frying pan, baking sheets, oven mitts, eating utensils, wine opener, can opener, tongs, spatula and more.

Appliances

— Microwave/Oven:

• For microwave, remove the wire rack and pan then simply input the desired time on the number pad and press “START”

• For baking:

• STEP 1: Select the “Convection” button on the top left corner then select the temperature on the number pad and press “START”. The convection symbol will flash while it’s heating.

• STEP 2: Once the oven is up to temp, the temperature number will flash, you will have 5 minutes to open the oven door, place your food inside the oven.

• STEP 3: Set your time for how long you’re baking for then press “START”.

— Stove:

• Step 1: Turn knob of desired burner to the flame symbol.

• Step 2: turn the lighter knob (located on the far left) to light the burner.

• Step 3: Turn the burner knob to the desired heat.

— Coffee Maker:

• We provide gourmet coffee and creamer pods for your pleasure. The coffee maker is located in the cabinet above the sectional. The coffee supplies are located above the kitchen sink.

Heating and Air

• The intuitive CZONE tablet located above the TV in the living space lets you control temperature settings with ease. In just a few taps on the touchscreen, the smart device understands what you need. Tap on the menu button and then select climate. You can then adjust the temperature for the Front and Rear while leaving the unit on auto.

Television and Apple TV

• Leave your external devices at home because we’ve got you covered.

• Both TVs are connected to the Apple TV named Airstream. The remote for the Apple TV and TVs are located in the overhead bin above the sectional. Apple TV for both TVs is on input 1.

• We also provide mainstream streaming services for variety and convenience.

• Enjoy our extensive library of movies and shows on YouTube TV. Kindly do not “uncheck” content in the library as they’ve been carefully configured.

• Do not connect other external devices to the TV to avoid mishaps.

• Both of our TVs are connected to the Fusion audio receiver. If you wish to connect the TVs to the Airstream speakers you may select the button on the lower left corner with an arrow and select Optical TV.

Fusion Receiver

• We use the Fusion receiver to play music through the Airstream’s speakers.

• Select the Bluetooth source by tapping on the button on the lower left corner with the arrow on it. You can then stream music directly from your phone or tablet by connecting to the Sunset Cliff.

Desk

• An “airplane” style writing table is installed in the curbside armrest of the sectional sofa. To use, lift up the armrest and rotate the table, up and out over the sofa. Once the table is in position, the armrest can be closed.

Bathing

— Inside Shower

• A retractable clothesline is installed for your convenience in the shower stall. To use, pull the line from the base and attach it to the holder on the opposite wall. Turning the nut on the base will tighten the line.

— Outside Shower

• There is a heated shower available on the side of the Airstream near the gardens available for use after swimming in the pool, lake, or playing in the yard.

Sleeping

Bedroom: Private room with a queen size bed dressed in a down blanket, soft Luxome sheets, and Arhaus down pillows covered in Blissy silk pillowcases.

— Sectional:

• Comfortably sleeps one person. We provide blankets, our Luxome sheets, Arhaus down pillows with clean Blissy silk pillowcases for your convenience. Please be sure to place a mattress protector on the sofa cushion before placing the sheets on.

• Pillows and blankets are located in the cabinet above the queen bed in the bedroom.

• Sheets and mattress protectors are located in a drawer under the sectional.

— Dinette:

• To convert the dinette into a bed, pull the lever mounted under the table top, and press the table down, until it is resting on the support blocks. Once lowered, the table top will lock into place. To complete the conversion, lay the dinette seat backrest cushions over the table top. To convert the dinette back into a table, remove the cushions and pull the lever, allowing the table top to raise. A second lever can be used to adjust the table top in any direction. Release the lever and push or pull the top to the desired position and lock the lever into place. The table will need to be centered before converting into a bed, to fit between the dinette seats.

• Comfortably sleeps one person. We provide soft blankets, our Luxome sheets, Arhaus down pillows with clean Blissy silk pillowcases for your convenience. Please be sure to place a mattress protector on the cushion before placing the sheets on.

• Pillow cases and blankets are located in the cabinet above the queen bed in the bedroom.

• Sheets and mattress protectors are located in the drawer under the sectional.

Front entry gate

• If you are expecting visitors you may navigate to the myQ app on the iPod. If you select the Sunset Cliff Gate Stay the gate will remain open. Please select it again when you are ready for it to close.

Game closet

• It comes complete with a ping pong table, board games, Connect Four, ladder toss, and life-size Jenga. The game closet is located on the left side, and the key to unlock the closet door is located inside the Cliff House on the table near the stairs, inside the basket with the remotes.

Pool

• The lights inside the pool and waterfall can be conveniently turned on by pressing the two buttons labeled “Waterfall” and “Lights” on the remote mounted beneath the pool side TV cabinet.

• Pristine poolside views and cool waters for the perfect downtime. Feel free to use the umbrellas, but lower them after use, so they don’t blow away on windy days.

• The flood lights for the pool area can be turned on/off by use of the remote mounted on the inside of the poolside TV cabinet.

• Enjoy the TV inside the pool cabinet. When opened, fasten the cabinet doors with the two hooks on the side.

• We provide complimentary cold drinks at the pool refrigerator and pool floats located in the storage container at the pool and in the carport game closet.

• The storage container has some pool floats and water volleyball. The game closet under the covered front patio has a wagon and other pool floats as well.

• Disposable cups, plates, and utensils are available in the drawers next to the dishwasher in the Cliff House and also inside the Airstream intended for your use around the property and at the pool.

• The pool is heated upon request in the Spring and Fall. If you wish for the pool to be heated please notify us 24 hours prior. If the outside temperature is above 50 degrees the pool can be heated to 84 degrees.

Hot Tub

• The hot tub can be conveniently heated by pressing the button labeled "Spa" on the remote mounted beneath the poolside TV cabinet. Press it once until a red light comes on. The hot tub will then remain on for 3 hours.

• If desired, you can also press the button labeled "Air Blower" on the remote for added comfort and ambiance.

• Please keep in mind that it takes time for the spa to heat up.

• It is set on an automatic timer of 3 hours before it powers down.

Fireplaces

• Gather around for a lovely time or meditative session around the fireplace. Enjoy our complimentary S’mores kit located inside the pantry of the Cliff House.

• We have two fire pits on the property: one by the pool and the other by the house.

• The propane keys and fire starters are in the kitchen’s top drawer and poolside TV cabinet.

• Turn off the fireplace and fire pit when not in use or when unattended.

Outdoor Lighting on Lutron App

• Control indoor and outdoor lighting from one location.

• The outdoor lights are controlled by the Lutron app via the iPod.

• Navigate to the ‘Sunset Cliff Resort’ home icon on the app to control the outdoor lighting.

• Navigate to the ‘Cliff House’ home icon on the app to control the indoor lights, outdoor shower area, back porch, and front covered patio.

• The flood light covering the Fireplace area at the pool is under the ‘Sunset Cliff Resort’ home icon, then devices, next pool, and last flood lights.

• The ambiance outdoor lighting will automatically turn on at Sunset and off at 10 PM.

Outdoor Shower (NOT AVAILABLE FOR WINTER USE)

• Step into sleek outdoor showers for a luxurious experience under the skies.

• Equipped with a tankless water heater for continual hot water supply.

• Toiletries are provided in the shower and towels are in a basket under the downstairs bathroom sink.

• The body spray can be adjusted individually on or off by rotating the head.

Dock

• From kayaking to boating to swimming to taking in the view at leisure under string lights, the property’s dockside is where the good times roll.

• Fishing enthusiasts can carry their gear to fish off the dock.

• Two double kayaks are available for use. Please secure them to the rack after each use.

• Complimentary cold drinks are provided on the dock.

• Life jackets of all sizes are available in the shed located on the dock.

• Please lift the swim stairs out of the water after use.

Grill

• We have a brand new grill located behind the Cliff House on the back patio with great views of the lake. Please use the foil provided underneath the grill while grilling. Utensils and brush are also provided.

• The grill located on the dock is out of service and not available.

Hammock

• Enjoy the simple pleasure of relaxing on a hammock.

• The hammock is usually placed by the tram.

• When in storage, the hammock is placed inside the game closet under the covered front patio.

Cameras

• Three locations (Front Gate, Lower Gate, and Tram)

• These are for your safety and are the only cameras on the property.

Maintenance Staff

To keep up our property periodically, someone from our maintenance team might drop by the property. Our maintenance team will be working on the outside grounds and will not enter the Cliff House or Airstream. Regular maintenance schedule commonly follows this schedule:

• Lawn maintenance on Wednesday morning

• Pool cleaning on Thursday afternoon

• Trash pickup Friday afternoon and returned on Saturday morning

• Children are welcome but must be closely supervised by an adult at all times. Guests are responsible for their own safety, and for the safety and security of their children at all times.

• The gates to the pool, spa, and stairs going down to the bluff must be closed at all times to keep children from accessing these areas unsupervised.

• Cable fences must not be climbed. Climbing the cables may lead to their breakage and even cause bodily harm or death. 

• The spiral staircase from the house’s upper deck can be used at your own risk. Please exercise caution when climbing or descending the stairs. Children must be supervised by an adult when using the stairs.

• Please note that the driveway can be slick when wet. Please tread with caution.

• The fireplace and barbecue areas cannot be left unattended with the propane left on when not in use. The fire pit in the middle of the yard must be extinguished using the water hose behind the house.

• When guests leave the property, all windows and doors must be closed and locked for security reasons and to prevent rain or water damage.

• Smoking (of any kind) or vaping is not permitted on the property.

• Candles are not permitted on the property.

• Pets and emotional support animals are not permitted on the property or in the house unless specifically noted and permitted by the Property Manager.

• Please contact the Property Manager at the time of booking if you wish to bring a service animal.

• Pets, emotional support animals, and service animals are not allowed on furniture, beds, bedding, or in the pool.

• Due to the high energy costs, doors and windows cannot be left open.

• The pool TV must be stored away, cabinet doors closed, and the carport TV raised and protected on windy or rainy days.

• Parking or driving on the grass is not allowed. No covering the grass without prior approval.

• Moving furniture without prior consent from the property manager is not permitted.

• Mattress covers must be used at all times. They are provided with the sheets for the sectional and dinette inside the Airstream and must be used before sleeping on them.

• The awning on the Airstream must remain locked and closed at all times due the high winds this property can experience. The awning is not available for use.

• Excessive noise is prohibited and not encouraged at odd hours. Avoid talking loudly, playing music, or watching TV outdoors during the hours between 10 PM to 8 AM.

• In the event of a noise disturbance by the guest, the Property Manager has the authority to ask the guest to turn down or turn off the volume.

• If repeated noise disturbances are created, the Property Manager can expel the guest from the property or end the offending noise. For disturbances to the point of expulsion, no portion of the fees will be refunded. The guest will also be solely responsible for handling fines or fees associated with noise ordinances.

• Guests must notify the Property Manager of any disputes or complaints from neighbors at the earliest.

• Guests are allowed a maximum of ten visitors who aren’t allowed to stay overnight. Overnight visitors must be approved in advance during the booking process.

• Any large gatherings (more than twenty participants, including the guests and their visitors) must be approved by the Property Manager and discussed at the time of booking.

• Guests and visitors may use the pool and hot tub at their own risk. The spa and pool must be used quietly between 10 PM to 8 AM.

• Guests and visitors must monitor any children in the hot tub or pool.

• Running on the pool deck or diving into the pool is not advisable for safety reasons.

• Using glassware in or around the pool or hot tub area is not advised for safety reasons.

• Guests may use the stairs and tram at their own risk. Children must be closely supervised by an adult while on the stairs and tram.

• Both the stairs and tram provide access to the dock level. The tram is designed and engineered with safety in mind, but please use the stairs if you are not comfortable. The tram has a safety feature that locks the enclosure in the unlikely case of a malfunction. This lock may be triggered if people jump up and down in the tram cart, leaving the tram stranded in extreme cases. Contact the Property Manager for assistance if the tram locks.

• For your safety, you must remain seated while the tram is moving, keeping your arms, hands, and elbows safely inside the enclosure. The following rules are posted on the tram and must be complied with:

• No children allowed unattended on the tram

• No more than four people can ride at one time

• Keep arms and elbows inside of the tram while it is in motion

• No jumping or stomping on the tram

• The gate must remain closed while in use

• Guests may use the dock or amenities on the dock at their own risk. Children should not be left unsupervised on the dock, intermediate deck, or in the provided kayaks.

• Life jackets are required by law to be available for every person on a boat on Lake Travis.

• Children are required to wear a life jacket while on a boat. In the interest of safety, we request that parents encourage their children to wear a life jacket even on the dock. The lake is very deep under the dock and not safe for those who cannot swim without life jackets.

• Kayaks must be returned to the rack after use, so they don’t fall off the dock on windy days.

• Please lift the swim stairs on the dock out of the water after use.

• Jumping off the upper deck of the dock is not allowed.

• One camera is installed outside the main front gate entrance, a second camera is installed at the lower gate maintenance and service entrance, and a third camera is installed below the cable railing on the back of the property to monitor the tram’s operation.

• The cameras are meant to offer safe surveillance only in the areas mentioned above. We respect your privacy. Therefore, there are no other cameras on the property. 

• Service and maintenance staff may enter from the lower entrance to the property, depending upon the time and length of your stay (service and maintenance may include trash removal, requested house cleaning, lawn maintenance, gardener, monitoring utilities, cleaning the pool, and others).

• The Property Manager will attempt to notify guests if access is needed outside the normally scheduled times listed in your guidebook. We respect your privacy and will do our best to ensure that your time with us remains undisturbed when needed most.

• Breaching any of the rules in the Terms and Conditions of occupancy as per the Rental Agreement leaves the Property Manager entitled, if necessary, to terminate permission to occupy and evict any guests or visitors who don’t follow these rules

• By signing the Rental Agreement, you acknowledge you have read the rules and will comply with them.
